I'm not a lawyer and I didn't stay in a Holiday Inn Express last night, but....

While you are "grandfathered" in your current lot, I wouldn't be so sure that if you purchase this lot across the street that you wouldn't be bound by the covenant.

I totally get the desire to build a shop, but the neighborhood covenants are there to protect all residents.
