So now... how do you run a credit or background check on someone? I have their socials and names. They seem like honest enough people, and after a one year lease, have said they liked to try and purchase. But seeing their current living arrangement ain't going to help me much, since they don't really have one. All of their stuff is in storage.
I asked for Employers names and numbers to make sure they were good Employess always at work etc. That way you atleast know they work. Ask for any previous places they've rented, also previous employers, Credit card holders, not numbers but names you can call the credit card company and give their names, they should be able to tell you if they have any outstanding unpaid balances. Ask if they have any loans, cars ect, and who holds the loan a bank etc, then go there and see if they are paying regularily on that loan. If they hesitate to give you this info, they are hiding something.

Or you can get a Lawyer like I did, and have him do a credit check for you. Since he's a Lawyer they shouldn't have issues with giving him personal info.

Also make sure they buy renters insurance for the contents of the home, and provide you a copy before they move in. You will need to carry home owners insurance on the property so no one gets hurt there.

Outline EVERYTHING no matter how small that you want before the agreement is signed.
