But he says it has a 6 Cylinder Olds engine in it? No under Hood Shot but I suspect it has the original 215 I6 in it.

You are correct, a 305 2bbl was optional in those years, but they only made a few hundred each year, coupe's & Hatchback's. This one looks like a fun little car for the $4100 asking price.
But on any H-Body no matter where they spent most of its time check for RUST!!!! Under the battery tray (frame rust) and lower rear control arm mounts.
