Let me get it looked at by my mechanic so I can properly inform myself/postential buyers of what needs to be done. I am located in Canada so it is likely not worth it for Americans to buy from me, so if I sell it will likely only be local.

Like I said if I am going to lose a lot of money on it I will just keep it. I'd rather lose money by getting it fixed instead of losing a lot of money and have nothing to show for it.

Honestly, I do not think you are that far from where you want to be. Some issues are tricky, sure. But this plagues even the experienced from time to time. What often helps for me if I get burned out is to walk away for a few days or even a week.

The hassle of selling a car and dealing with the general public trying to lowball your ride will make working on the car seem fun again.
