So, I'm trying to insurance on JUST a new shop building on the property. We don't care about the house, we are going to tear in down in a couple of year anyway.
We have been with State Farm on our previous house, and still with our vehicles. The current house has no insurance. State Farm doesn't seem to want to insure just the shop building and property liability. They say we have to insure the house too. Turns out the premium for the dilapidated old house is about 4X the premium on the new building which is valued at MORE than the house. Anyway, surely there are people that have a shop building on land somewhere apart from their home that they have separately insured? I know many farmers have various plots of land that will include a barn perhaps miles from their home. I'm guessing I should perhaps talk to an independent agent that has access to other types of insurance? Advice appreciated.

That would be my choice. An good independent should have access and knowledge for all types of insurance

Second the independent agent, mine saved me a ton over Liberty Mutual. He is actually an agent for Liberty Mutual, and he knew he could save me a bunch over them.
A farm policy is what I currently have and with 4 acres and numerous out buildings plus switching my auto insurance, I'm about 30% cheaper than I was for only a house in the suburbs with no out buildings, plus my auto policy. I had Liberty Mutual for 50 + years, and they were overcharging me for coverage all that time. I had a claim with a tree limb falling on my new metal roof at the time. It was like pulling teeth to get them to replace 8 roof panels that were damaged. Their adjuster only wanted to replace 2 of them, when 8 sustained damage. I already had one claim with the new company for a tree limb falling on the garage roof, they paid me to repair the hole in the roof and re-shingle the whole roof. No complaints with their paying for a claim either, I feel they were more than fair. From here on out I'll deal with an independent agent for all my insurance needs, I wish I knew better years ago, I could have saved a ton of money over the years. |
