Default Value '69 Firebird question

I'm looking at a '69 Firebird ..recently rebuilt 400/4-speed, very good condition inside, outside, and underneath .. guy want 22k for it.. I looked at a couple of sites for classic car values and they are from 15k to 30k ????... it a number 2 / 3 condition car I would estimate .. thanks for any opinions ..

If engine runs good,does NOT need paint or body I would think 22 is fair price.Tom

It would be worth more if the car sat right, but an easy fix. Ha. If not rusted, a good deal with it being a 3 pedal car!!
