Check Ebay. There are dozens of systems out there. Some are even 'cards' that just install in your current desktop. Prices are all over the board; wired or wireless, sound or no, daylight or day/night, etc. From a couple hundred dollars up.

I bought one for a similar situation with a neighbor that likes letting his dog poop unsupervised on neighborhood lawns. I'm using one called a Swann 440. I bought it at Rat Shack for around 75 bucks on sale. It's wireless too. You can configure it so you can leave your browser open and it'll take pics or short movies when it detects movement in the zone you have it pointed at. Plus it's a day/night camera too. It also has an option which I haven't used that will let you remotely view when your away on another computer or your cell phone. It's moderately easy to setup if you've had some IT experience, but if not their tech support is actually fairly good.

Maybe Jerry and SD are saying the same thing, but what about a "game" camera?
A lot of guys here use 'em to take pictures of deer and other animals in their yards. This seems like a comparable situation. K

I use an internet camera made by Foscam, About 60 bucks a piece on ebay or 80 bucks right from the factory. Wired or wireless operation, day/night, pan/tilt/zoom, two-way audio. Sends me a text message with video if it sees any movement. Not the highest quality I've ever seen in a camera, but it does the job.

Are you referring to a one that operates off a motion detector type deal? No problem. They've got them that have a motion detector on the camera that will only record when they detect something.

Been there done that. Best to nip it in the bud.
Key here is to conceal cameras when you install. Try as best you can to install covertly. The Sony B&W small lipstick cameras are excellent resolution and run 90-100 ea. Highly recommend. You only get about 50' of decent resolution on good cameras. At night even LEDs will only do about 30'. Additiional light of any kind will greatly improve night time images. Game cameras are good for this but have to be checked. Harddrive or computer used to store should also be camouflaged so that if said individual breaks in to steal your stuff he will not nab that as well. Conceal in something that fits in. A scumbag will be more resourceful than you think. That is how he survives.
